Covenants
Welcome to the Northfork Homeowners Association! Our community operates through a set of covenants that help ensure the safety, harmony and tranquility of our neighborhood. If you need any assistance in understanding our covenants or have questions, don't hesitate to reach out to us. When the Northfork community was founded by the Developer, a set of covenants were created that applied to the entire Development. These covenants describe the duties and obligations of the Homeowners Association, as well as duties and restrictions that apply to all homeowners. The covenants are attached legally to the deed for each lot and are conveyed with the land whenever a lot is bought or sold. The Edited Restated Covenants, linked below, incorporate all of the changes to the covenants that have been made over the years and is simplified somewhat (e.g. by deleting some non-applicable information) This is the version the Board uses and is what is sent to homeowners and realtors who request a copy of our covenants. However, this isn't the 'whole story'. Some of the Covenant Supplements, linked in the next section, contain additional requirements or restrictions that apply only to certain parts (Additions) in the development, or even to specific lots.

Covenant Supplements
(Sub-Covenants)
Over the years, the Developer issued twenty-four Covenant Supplements, linked below. Most simply expanded the development by adding new lots in groupings called Additions. For example, Supplement 2 added the 21 lots of the Northfork 3rd Addition in 1989, extending the applicability of the existing Covenants into the new Addition. No additional restrictions were added. Some of the supplements, namely, Supplement 1, 6, and 8 made changes to the Covenants themselves, adding new requirements, or changing land use and ownership. For example, Supplement 6 ceded land for the golf course and City parks, and decreased the minimum lot size, among other items. The Edited Restated Covenants (1993 version), linked above, incorporates these changes. However, some of the Supplements included lot-specific or addition-specific requirements on the new lots created by that supplement. The most notable of these is the restriction on outside storage and parking included on Supplements 18+, 19, 22, 23, and 24. And there are other lot-specific requirements and restrictions in Supplements 15, 18, 19, and 23. For example, lots with shoreline usually have restrictions or requirements on how land near the shore should be maintained or used. To determine whether your lot comes with additional restrictions, find your lot on the map linked below. Using the map key, identify your Addition and find the Supplement number listed on the key. Then open and read that supplement to see if there are additional requirements or restrictions. For convenience, lots outlined on the map in YELLOW have outside storage or parking restrictions. But, read the whole supplement; additional restrictions apply to some of these lots. Articles of Incorporation
The Articles of Incorporation must be drafted and filed to formally incorporate the HOA as a non-profit corporation under Minnesota law. This legal document establishes the HOA's existence and sets forth its name, purpose, duration, registered office, initial board of directors, and other fundamental details.
